The first step for us to spot a solid lessee is to market your rental property to the public. But the second step is to identigy the a good tenant. Qualifying applicants is one of the most vital aspects of any great managing agent in Northern Virginia.
Nesbitt investigates the applicant’s past behavior. With that in mind, our team assumes the applicant’s future behavior will be similar. The applicant should demonstrate a history of being a solid, top lessee while at the same time having the income and debt-ratio to manage rent. Our background checking process is founded on several conventions including:
- Criminal Record & Evictions – Nesbitt Realty knows it's vital to know the criminal and public court records of the applicant on every rental in Northern Virginia. Investors should be aware that the majority of other management companys do not investigate court records.
- Income Verification – Nesbitt Realty & Management verifies prospects for continued employment, job status, job title and salary. Depending upon the possible renter's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
- Application – After the applicant views a rental property, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty and Management can verify and look at all information included on the application. The possible renter pays for the cost of the background check at the time of application.
If accepted, the potential lessee’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
